Studio 304B

Studio 304B has a 445-square-foot space that is great for Portraits, Fashion Shoots, Content Creation & More. Enjoy complimentary water bottles, coffee and wifi with every booking. Free onsite parking is available right in front of the building.

The studio has a single window located at the back. However, the rear portion of the space is not included in the rental, as it is being converted into a dedicated video and podcasting area. A partition—either a rolling wall or a black curtain—will separate the rental area from this restricted zone, reducing much of the natural light in the space. To compensate, we have installed hanging lights on the pillars, which brighten and enhance the overall atmosphere.

We are currently exploring ways to enhance the soundproofing of the space. This upgrade will be available later for those who require it. In the meantime, the space is perfect for photoshoots. We'll keep everyone informed once the soundproofing is complete.

You can access the studio by using the stairs, or elevator to the 3rd floor.

If you are facing the front exterior door, the loading dock and garage are on the left-hand side, available for guests to unload their items. Inside the garage to the right, there are flatbed carts that can be used to transport items to Suite 304B on the third floor via the elevator. Please ensure all carts are returned to the ground floor at the end of your rental.

We have 4 wall outlets, each with a power strip to accommodate guests' electrical needs. The power rating is for standard commercial usage.

General Rules

No smoking in the building. Clean up after yourself in the studio space and the bathrooms.

All ages are allowed in the space

Production insurance is not required

Furniture and decorations may be moved

Furniture and wall decorations may not be removed from the space. Items may be rearranged, but the expectation is that all these items must be placed back to how they were at the end of the rental.

No nudity allowed
